Inherited titles - women?

Currently I have a character, in a Victorian setting, who is the eldest unmarried daughter of an earl. Her older brother is Viscount X, and she is called Lady Y by courtesy - I think I've got that right. However, I would like to know is:

- would it be possible/plausible for her to inherit, say, a barony from her father after his death?
- if so, and in the event that she married a commoner, would he become a baron or would he continue to be known as Mr Z? If the former, would it require letters patent?

My apologies if it's confusing, and thanks in advance.

two possibilities (1) Only if that barony was created with an unusual patent granting daughters the right to inherit - some these titles exist but very uncommon. (2) if the barony was created by writ rather than a letter patent, and the daughter was the only surviving daughter and there are no surviving sons - not the case in your example.
